George Mason University unveils mixed-use development vision

A project in Brailsford & Dunlavey’s backyard is making headlines, as Sports Business Journal reports on George Mason University’s ambitious plan to redevelop its 190-acre West Campus into a vibrant mixed-use district. The university’s vision integrates new athletic facilities with student housing, retail spaces, and public areas, creating a more dynamic and connected campus environment.

According to the Sports Business Journal article, key elements of the proposed development include:

  • EagleBank Arena renovation: A $7 million to $10 million investment to modernize the 40-year-old, 10,000-seat arena, including upgraded team facilities, premium seating, and improved performer amenities.
  • Living Learning Village: A $350 million residential community designed to foster academic collaboration and student engagement.
  • Mason Square/Vernon Smith housing renovation: A $65 million to $100 million initiative to enhance existing university housing.
  • New baseball stadium: A proposed $15 million to $30 million stadium to elevate the university’s athletics program.
  • High-performance training center: A potential $110 million state-of-the-art facility to support student-athletes.

As noted in the article, GMU has enlisted key partners for this transformation, including Brailsford & Dunlavey for mixed-use and facility planning, Gensler for architectural design, Langan for engineering, and Whiting-Turner as the contractor. The university has identified $250 million in available funds and reserves and has the capacity to assume up to $200 million in additional debt. Public-private partnerships are being explored for select projects, particularly the Living Learning Village.

President Gregory Washington, as cited in Sports Business Journal, hopes to launch several projects within the next year, beginning with the EagleBank Arena renovation and feasibility studies for the Mason Square housing, high-performance training center, and baseball stadium. The Living Learning Village is projected as a longer-term initiative, potentially starting within two to five years.
