Mr. Grazioli is a vice president in Brailsford & Dunlavey’s southern California PK-14 practice. In this role, he leads strategic initiatives, working closely with clients to develop initiatives to evaluate and repurpose underutilized educational assets to support school priorities and needs, particularly in the area of affordable housing. His focus on creating impactful solutions for the PK-14 market aligns with B&D’s ongoing efforts to shape communities and foster long-term success through thoughtful planning and development.
Mr. Grazioli brings over 20 years of experience in real estate and business development, with deep expertise in educational facility development and management. Most recently, as LAUSD’s Director of Real Estate and Business Development, he led facilities real estate, and asset management for the second-largest school district in the nation. In this senior leadership role, Mr. Grazioli managed complex lease and joint-use agreements, developed medical clinics, and led the district’s initiative to provide more affordable housing for employees and families. He also played a key role in the acquisition of land for new school construction, managed relocations, and oversaw special projects that benefited both the district and the broader community.
During Mr. Grazioli’s tenure at LAUSD, his key accomplishments included managing multi-family housing joint ventures that provided 185 affordable apartments for district staff; negotiating over $50 million in joint ventures, lease agreements, and legal settlements; and leading the program management of a $75 million initiative for new and expanded district medical clinics.
Recognized as a statewide leader in surplus land and resource management, Mr. Grazioli’s extensive expertise —including in workforce housing, real estate asset strategies, and educational facility development—will help deliver transformative outcomes for PK-14 districts and community colleges across the region.
