Brailsford & Dunlavey first confirmed key strategic priorities for the future of on-campus housing and conducted an extensive market demand analysis, which led to the creation of a building program.
As owner’s representative, B&D guided NEIT through the solicitation process for a Design-Build competition, advising on final selection and conducting design reviews at each milestone. B&D and NEIT found that there were distinct advantages to the Design-Build project delivery method. For instance, communication was streamlined, with B&D and the Design-Build team as the primary conduit for sharing information and facilitating efficient decision-making. Through close communication with the Design-Build team, both on- and off-site, B&D was able to address issues as they emerged. B&D continued to guide NEIT throughout the construction process through the final delivery of the new residence hall.
As part of a larger $65M capital projects initiative, the new residence hall opened on time and under budget for the Fall 2017 semester.
